• This auction is a combined sale between the counties of Cass, St. Joseph and Van Buren.

• This is a minimum bid auction sale. This minimum bid consists of the property taxes for which the parcel reverted, as well as accrued interest, penalties, and other costs associated with the foreclosure process.

• If necessary, a second auction will take place at least 28 days after the first auction for any unsold properties from the first auction. The second auction is an absolute sale, where the highest bidder becomes the buyer with no minimum bid requirement.

• All announcements made on the day of sale supercede any and all prior announcements, terms and conditions. The County Treasurer reserves the right to withhold any listed parcel from sale, or to cancel any sale up to and including the time of delivery of the deed to the purchaser for any reason at their sole discretion.
